Lease to Own/Contract-for-Deed Application

This application is not for a rental home. It is for a home that is for sale on a Contract-for-Deed which is similar to a Lease-to-Own. If your application is approved, you will have the opportunity to become a homeowner! 


To pre-qualify for a showing, you must submit an application below.  There is no application fee, and your credit will not be run before you have a showing. Once your application is received, our Sales Manager can begin its review and work to get you approved for a showing.


What is a Contract-for-Deed?

A contract-for-deed  is a way to buy a home without going through a traditional mortgage lender. This can be a great opportunity for buyers who do not have the credit to qualify for a traditional mortgage. A contract-for-deed is a seller-financed alternative to a traditional mortgage where the seller holds the legal title to a property while the buyer makes installment payments on the property. The buyer gains equitable title and builds equity with each payment but doesn't receive the legal deed until the full purchase price is paid. 

What do I need to Qualify?

  • You must provide current landlord and employment information. We will do a landlord/employment check and a background check. Tenants will not automatically be disqualified for having a criminal background.
  • You must have a minimum household monthly income of $2,500. You will need to provide a month of paystubs as proof of income.  
  • You must be ready and able to make a down-payment of $3,000. This will be due in full before closing.
